Tree Down on Condo Building

A mature tree was toppled by a severe windstorm, crashing into a condominium building and causing substantial damage that significantly affected two unit owners. Eclipse immediately mobilized, coordinating an on-site inspection to assess the full extent of the damage and identify any urgent safety concerns. From there, Eclipse obtained multiple contractor bids for safe removal of the tree and related repairs, ensuring competitive pricing and appropriate scopes of work.

At the same time, Eclipse initiated an insurance claim on behalf of the association and worked closely with both the insurance agent and adjuster, making sure every aspect of the loss was thoroughly evaluated and documented. Throughout the process, Eclipse facilitated reimbursement to the association, managed and monitored contractor performance, and kept both the impacted homeowners and the board consistently informed with clear, timely updates until the project was fully resolved.

Accounting Diligence at Transition

When a Mason HOA transitioned to Eclipse Community Management, our team immediately dug into the books and uncovered costly errors that had gone undetected under prior management. Through a detailed, line-by-line review of utility billing histories and banking activity, Eclipse identified a $46,000 overbilling error with Greater Cincinnati Water Works and a separate $23,000 banking oversight that had never been addressed. We then worked directly with the utility provider and bank to correct the errors, secure credits, and return funds to the association. By recovering nearly $70,000 for the community and correcting the underlying issues, Eclipse demonstrated our commitment to diligent financial oversight, proactive problem-solving, and delivering measurable, bottom-line value to the associations we serve.
