When supporting a developing community, our management fee is graduated to grow with the number of closed homes over time. This limits the need for the developer to subsidize management in the early stages of the buildout. As more homes are closed, more owners join the association, and the responsibilities of management grow naturally. This growth also provides the community association with the resources necessary to scale management services.

We can review and advise on the bylaws and declaration of covenants drafted for the community, ensuring that any areas of concern are discussed in the earliest phases of development.
We can draft and advise on build-out budgets, ensuring the financial health and stability of the association throughout the development period.
We can facilitate a Request for Proposal (RFP) process to solicit bids on services and contracts from qualified vendors that are known to provide quality service to community associations.
We can obtain quotes and bind insurance coverage to make sure that the community association meets the minimum insurance requirements of Ohio law.
We can assist in establishing accounts with local utility providers, ensuring that community amenities have electric, water, gas, telephone, and internet services as needed.
We can coordinate association meetings including annual meeting and the post-development transition meeting. This includes providing notice, handling proxies, conducting elections, and taking minutes.
We work directly with the title company to provide all documentation required for closing including the governing documents, budget, financials, association meeting minutes, and lender questionnaires.
We provide all new owners with a welcome letter that includes pertinent information about their amenities and the community association.
